Atlantic Crossing Update: Mixed-Use Destination Readies for Vertical Construction Start

$300 Million Atlantic Crossing Mixed-Use Destination Readies for Vertical Construction Start, Announces First Retail/Office Leases

The project will Transform Two City Blocks in Downtown Delray Beach, FL 

DELRAY BEACH, Fla.–October 10, 2019 - Spanning two city blocks, the $300 million Atlantic Crossing mixed-use destination designed to transform the east end of Downtown Delray Beach’s nationally recognized Atlantic Avenue is on track to begin vertical construction by year-end, according to the owner, The Edwards Companies. With the western block’s underground parking garage and infrastructure well underway, the Company announced the start of active leasing with three lead tenants signed for retail and office space that is projected to open beginning in the fourth quarter 2020.

Representing the largest private investment in the City’s history, the venture by Columbus, Ohio-based Edwards Companies is bringing first-of-its-kind high-quality retail and restaurant space (73,000 sf), Downtown’s first Class A office quarters (83,000 sf), and new luxury residences to the heart of the City.

“Atlantic Avenue is nationally known and demand is strong. Our timetable allows us to be selective and to identify “best of class” commercial tenants for the project,” said Edward Companies Vice President Don DeVere. Lead tenant Merrill Lynch will occupy the entire 20,000-sf third floor - half the available office space in the first building - and Chico’s has signed for a 3,150 sf shop fronting Atlantic Ave. The first restaurant tenant, Chicago-based The Hampton Social, a lifestyle experience concept, has leased 8,677 square feet. Several additional tenant prospects are in active negotiations, DeVere said. 

Atlantic Crossing’s nine-acre site has 560 feet of frontage along Atlantic Avenue and is bounded by Federal Highway (US1) to the west and the City’s Veterans Park along the Intracoastal Waterway to the east. The western block is fully financed with a $110 million construction loan and a $45 million preferred equity investment. 

“The Delray market is highly desirable, but has lacked new, high-quality retail and restaurant space with associated parking,” DeVere said. Plus, for the first time, mid- to large companies can locate in Downtown Delray Beach as Atlantic Crossing introduces 20,000 sf floorplates. 

 “Atlantic Crossing is coming online at an exciting turning point,” according to Drew M. Barkett of Strategic Retail Advisors, exclusive retail leasing agent. “Retailers and restaurateurs are looking to ‘High Street’ opportunities, rather than enclosed malls or lifestyle centers.  Atlantic Crossing delivers the authentic sense of place to draw today’s shoppers and diners, and to become the ‘must-see’ spot for out of towners.” 

 Commitments elsewhere in the Downtown by national retailers are validating the market’s appeal, and three new downtown hotels, the state’s largest food hall, and new residential developments are slated for the area.

 Downtown Delray Beach offers “one of the strongest retail scenarios in the country,” according to Robert Gibbs, a nationally known retail consultant and author whose 2017 Shopabilility study found the primary market area can support 434,000 sf of new retail, generating $221 million in retail sales. The study pegged Delray Beach as one of the nation’s Top 10 Downtowns, with the potential to become a Carmel by the Sea or Nantucket. USA Today listed Delray Beach’s Atlantic Avenue among 10 Great American Shopping Streets (5-5-17), noting that 20,000 people can visit its hundreds of shops and restaurants in a day.  

For retailers, Atlantic Crossing’s demographics are compelling. Total population within five miles is 150,752, and within one mile, average household income tops $100,000. Also, Downtown draws hundreds of thousands of visitors each year, and Atlantic Crossing’s new residents alone are projected to generate more than $6 million in new spending annually

 In line with Downtown Delray’s eclectic feel and walkability, each of Atlantic Crossing’s six buildings of three to five stories has a different architectural design. All parking is hidden, below ground or in a garage wrapped by residences, and convenient valet service is provided. Completion of the first luxury residential residences is anticipated for ­­­­­­­­­2021, with additional park-side residential units added in 2023.

ATLANTIC CROSSING First Garage Concrete Pour- October 4TH & 5TH 2019 - ROAD CLOSURES

The next stage of construction for the initial underground garage is the concrete pour. In close

coordination with the City and local law enforcement, a plan is in place to safely secure the site

and surrounding area, temporarily re-route traffic, and execute the pour during the overnight

hours to minimize inconvenience for neighbors, nearby businesses and visitors. (Some noise will

be unavoidable - we apologize in advance.)

For safety, police will be staged at key intersections (Atlantic Ave. at NE 6th Ave. and NE 7th Ave.,

and NE 6th Ave. at NE 1st St.) throughout the period of truck movement. During this time, some

traffic will be re-routed. (See map.)

Timeline:

Friday, Oct. 4:

Mid-day: Preparation begins on-site

8-10:30 pm: Road closures begin

All lanes: NE 7th Ave. between Atlantic Ave. and NE 1st St.

1 lane: NE 6th Ave., south of Atlantic Ave.

Northern parking lot (NE 1st St. at NE 7th Ave.) closed

Saturday, Oct. 5:

12:30 am: Concrete pumps begin staging on NE 6th Ave/Federal Hwy., south of Atlantic Ave

1 am to 1 pm: Concrete pour (Projected start time, estimated 12-hour duration)

1-3 pm: Roads re-open, Normal traffic resumes at NE 6th Ave/Atlantic Ave., NE 7th Ave.

UPDATED: VENETIAN DRIVE & GLEASON STREET INTERSECTION IMPROVEMENTS

The road work on Atlantic Ave at the intersections of Venetian and Gleason commenced on 8/19/2019.


The City of Delray Beach will be working in conjunction with R&D Paving, LLC on the Venetian Drive & Gleason Street Intersection Improvements project. This project, developed by the City of Delray Beach, was developed for the purpose of improving the paver brick intersections and pedestrian crosswalks at the intersections with Atlantic Avenue.

Current Schedule: 

  • Friday, 8/23/19 – The contractor will complete the two center lanes of the Atlantic/Venetian intersection today.
  • Monday, 8/26/19 – The contractor will close the south half of the Atlantic/Venetian intersection to remove the brick pavers, excavate for the new base, and install new asphalt pavement. The intersection will be closed at Venetian to the south. Detour Signs will be in place to use Gleason Street and Miramar Drive to access businesses south of Atlantic Avenue.
  • Tuesday 8/27/19 thru Thursday 8/29/19 – The Atlantic Avenue/A1A intersection work will begin. This work consists of removing the existing brick pavers and installing new asphalt pavement. This work will be completed in phases, working in one lane at a time. Expect traffic delays during construction.
  • Tuesday, 8/27/19 – New curbs at the corners of Venetian and Atlantic Avenue will be installed. Expect periodic lane closure for the concrete pour. The intersection will remain open.
  • Friday, 8/30/19 – No work will be scheduled on any roadway in observation of Labor Day Weekend.

For your safety please adhere to the posted maintenance of traffic signage.  All disturbed areas of work will be restored prior to to the project's completion.

WHAT: Downtown Delray Restaurant Week 2019 will feature special multi-course prix fixe lunch and dinner menus and culinary experiences and events including specialty themed dinners, food tours, cocktail classes, pizza making classes, charity food events and more.  The week-long event provides locals and visitors an opportunity to sample Downtown restaurants, cafés and fast-casual establishments/eateries at special prices.  This year select restaurants will feature Brunch and Happy Hour specials.

Food Hall To Open in Downtown Delray Beach in 2020

Foodies, listen up!

A brand new, 60,000-square-foot food hall is coming to Delray Beach that will feature 35 chefs and operators.

According to Brand Story Communications, groundbreaking is scheduled to occur later this summer at the corner of Southeast Third Avenue and Southeast First Street, which is just off Atlantic Avenue.

The Delray Beach Market will be housed in a four-story building and is being billed as Florida's largest food hall.

It will also feature multiple outdoor spaces and a four-level parking garage that can hold 220 vehicles.

The food hall is scheduled to open in the fall of 2020.
